Jansen Region Real Estate Market Update June 2026

Jansen Region Real Estate Market Update: June 2026

The Jansen Region real estate market moved at a steadier pace in June 2026, with sales, new listings, and inventory all down compared to last year. Even with softer monthly activity, the market remains much tighter than long-term averages, which continues to support pricing across the region.

In June, the Jansen Region recorded 28 residential sales, down 17.6 year-over-year. Sales were also 16.2 below the 10-year average for the month. While this points to a slower June compared to recent years, year-to-date sales remain flat compared to 2025, showing that overall demand has held up through the first half of the year.

New listings also pulled back in June, with 51 properties coming to market, down 17.7 year-over-year and 32.4 below the 10-year average. Fewer new listings can make it harder for buyers to find the right property, especially in smaller regional markets where inventory can shift quickly.

Inventory sat at 128 residential properties, down 19.0 from last year and 57.0 below the 10-year average. This is one of the most important numbers in the report. Even though sales were lower, the market is not oversupplied. Buyers still have fewer options than normal, and sellers with well-priced homes continue to benefit from limited competition.

The Jansen Region had 4.57 months of supply in June, slightly below last year and 56.0 below the 10-year average. This suggests the market is still balanced-to-tight, depending on property type and price point. Homes that are priced properly and presented well can still attract serious buyer attention.

The total residential average price was $268,957, down 2.6 year-over-year. Month-to-month prices can move around in smaller markets because a few higher or lower priced sales can affect the average. Year-to-date, the average price sits at $248,352, down 1.8 from 2025, but still well above the 10-year average.

Detached homes made up most of the June activity, with 26 of the 28 residential sales coming from the detached category. Detached homes had an average price of $279,992 in June, down 3 year-over-year. This shows that single-family homes remain the main driver of the Jansen Region housing market.

For sellers, the key takeaway is that inventory remains low compared to historical levels. If your home is priced correctly, prepared well, and marketed properly, there is still opportunity in this market. Buyers are active, but they are also price-conscious, especially as affordability remains a major factor.

For buyers, the market is not as fast-paced as some larger centres, but waiting too long on the right home can still be risky. With fewer listings than normal, desirable properties can stand out quickly. A clear plan, financing in place, and local market guidance can make a big difference.

Overall, June 2026 was a quieter month for sales in the Jansen Region, but the market remains supported by low inventory and steady year-to-date demand. The best strategy for both buyers and sellers is to look closely at property type, location, condition, and recent comparable sales before making a move.

FAQs

Is the Jansen Region real estate market slowing down?

Sales were lower in June 2026 compared to June 2025, but year-to-date sales are flat compared to last year. This suggests the market has cooled for the month, but overall demand remains steady.

Are there many homes for sale in the Jansen Region?

Inventory is still low compared to long-term averages. In June 2026, there were 128 residential properties in inventory, which was 57 below the 10-year average.

What was the average home price in the Jansen Region in June 2026?

The total residential average price was $268,957 in June 2026, down 2.6 compared to June 2025.

Is now a good time to sell in the Jansen Region?

It can be a good time to sell if the property is priced properly. Lower inventory means sellers have less competition, but buyers are still paying close attention to value, condition, and location.

June 2026 Humboldt Real Estate Market Update

Humboldt Real Estate Market Update: June 2026

The Humboldt real estate market continued to show the same theme we have seen throughout much of 2026: fewer listings, limited inventory, and steady price growth. While June sales were lower than last year, year-to-date activity remains slightly ahead of 2025, and pricing continues to move upward.

In June 2026, Humboldt recorded 10 residential sales, down 28.6 year over year and 9.9 below the 10-year average for the month. On the surface, that looks like a slower month, but the year-to-date numbers tell a more balanced story. Through the end of June, Humboldt had 56 residential sales, up 5.7 year over year and slightly above the 10-year average.

The bigger story remains supply.

There were 15 new listings in June, down 6.3 from last year and well below the 10-year average. Inventory sat at just 20 active residential listings, down 37.5 year over year and nearly 74 below the 10-year average. That left Humboldt with only 2.00 months of supply, which continues to point to tight conditions.

For sellers, this is still a favourable market, especially for well-presented homes that are priced properly. With fewer homes available, buyers have fewer options, and good listings can attract strong attention.

For buyers, the market requires preparation. That means having financing in place, understanding recent comparable sales, and being ready to act when the right property comes up. Even though June sales were down compared to last year, low inventory means buyers still need to be strategic.

Prices continued to climb. Humboldt’s total residential benchmark price reached $336,700 in June, up 7.5 year over year. Detached homes remained the largest part of the local market, with 9 of the 10 June sales coming from detached properties. The detached benchmark price was $350,800, up 8 year over year.

The average residential sale price in June was $308,500, down from last year, but average price can shift month to month depending on which homes sell. The benchmark price is often a better indicator of market direction, and that number continues to rise.

Year to date, the strongest sales activity in Humboldt has been in the $200,000 to $299,999 price range, followed by activity in the $100,000 to $199,999 and $300,000 to $399,999 ranges. This shows that affordability continues to be a key driver in the local market, but buyers are still active across multiple price points.

Overall, Humboldt remains a low-inventory market with steady buyer demand and rising benchmark prices. June was slower for sales compared to last year, but with inventory still extremely limited, the market continues to favour sellers in many segments.

For homeowners thinking about selling, current conditions may provide a strong opportunity. For buyers, the key is to stay prepared, understand the numbers, and work with a local real estate professional who knows the Humboldt market.

FAQ Section

Is Humboldt in a buyer’s market or seller’s market?

Humboldt is leaning toward a seller’s market. With only 2.00 months of supply and inventory well below the 10-year average, buyers have limited options, which gives properly priced listings an advantage.

What was the benchmark price in Humboldt in June 2026?

The total residential benchmark price in Humboldt was $336,700 in June 2026, up 7.5 compared to June 2025.

Are home sales down in Humboldt?

June sales were down 28.6 year over year, with 10 residential sales recorded. However, year-to-date sales were still up 5.7 compared to last year, showing that overall 2026 activity remains steady.

What does low inventory mean for Humboldt buyers?

Low inventory means buyers may have fewer homes to choose from and may need to act quickly when a good property comes on the market. Getting pre-approved and watching new listings closely can help buyers stay competitive.

Humboldt and Surrounding Area Real Estate Market Stats for April 6 to April 12, 2026

Humboldt and Surrounding Area Real Estate Market Stats for April 6 to April 12, 2026

The Humboldt and surrounding area real estate market saw a modest but steady week of activity from April 6 to April 12, 2026, with sales spread across Humboldt and nearby communities. While this was a smaller sample size, the numbers still offer useful insight into local buyer demand, pricing trends, and the types of homes moving in the market.

A total of 6 properties sold during the week covered by this report. Every sale recorded in the spreadsheet was a detached home, showing that single-family properties continued to be the main driver of activity in this market snapshot.

The average days on market for sold properties was 63 days, suggesting that while some homes moved fairly quickly, others took longer to sell and pushed the weekly average higher. This kind of spread is common in smaller regional markets where pricing, condition, and location can have a major impact on buyer response.

The average sale price across all homes sold was $373,900. Since all six recorded sales were detached homes, the average sale price for detached homes was also $373,900.

Building Type Breakdown

For this reporting period, the sold property mix was simple and straightforward:

Detached homes sold: 6

There were no attached properties, condos, or townhomes recorded in this week’s sold data. Because of that, there were also no non-detached pet-friendly sales to report for this market snapshot.

Garage and Parking Highlights

Garage parking continues to be an important feature for buyers in Saskatchewan markets, and it showed up strongly in this week’s results. Of the 6 sold homes:

5 properties sold with garages

1 property sold without a garage

That means the vast majority of sold homes offered enclosed parking, which remains a strong value-add for many buyers in Humboldt and surrounding communities.

Top Communities for Sales

Sales were led by Humboldt, which accounted for half of the week’s transactions.

Top communities by number of sales:

Humboldt: 3 sales

Annaheim: 1 sale

Englefeld: 1 sale

Humboldt RM No. 370: 1 sale

This shows that activity was not limited to the city itself, with surrounding communities and rural properties also contributing to the week’s market movement.

Sale-to-List Price Performance

One of the clearest indicators of negotiating strength in a market is how close sold prices come to asking prices.

For the week of April 6 to April 12, 2026:

0 properties sold for more than list price

List-to-sold price ratio: 98.8

This tells us that buyers were generally purchasing homes very close to asking price, but with some room for negotiation. It points to a market that remains healthy without showing signs of widespread bidding wars in this specific weekly sample.

Highest and Lowest Sale Prices

This week’s sold prices ranged from entry-level opportunities to higher-end acreage-style living.

Most expensive sale: $745,000

Least expensive sale: $170,000

That price spread reflects the range of options available in the Humboldt area, from more affordable homes to larger or more premium properties.

New Home Construction

There were no sold properties built in 2025 or 2026 in this week’s spreadsheet. That means no new home construction sales were recorded for this reporting period.

What This Week Tells Us

This week’s market activity shows that detached homes continue to dominate the Humboldt and surrounding area market. Humboldt remained the busiest community in the report, while surrounding centres like Annaheim and Englefeld also contributed to overall sales activity.

Although this was a smaller weekly sample, the market still showed solid pricing stability with an average sale price of $373,900 and a list-to-sold ratio of 98.8. Homes with garages were especially common among sold properties, reinforcing how important practical features remain to local buyers.

For sellers, this type of data shows the importance of pricing correctly and presenting the home well, especially in a market where most properties are selling close to list price rather than above it. For buyers, it highlights that there are still opportunities to purchase without facing the kind of extreme over-list competition seen in tighter urban markets.

If you are thinking about buying or selling in Humboldt or the surrounding area, local weekly market data can be one of the best tools for understanding timing, price positioning, and demand in your segment.

Humboldt Real Estate Market Update – February 2025

As we move further into 2025, the Humboldt real estate market continues to show notable trends, providing valuable insights for buyers, sellers, and investors. February’s market data reveals shifts in inventory, pricing, and demand, shaping the local real estate landscape.

Home Prices on the Rise

One of the most significant takeaways from February 2025 is the increase in home prices. The total residential benchmark price reached $291,000, reflecting a 10.3 year-over-year increase. This rise indicates strong market confidence and a continued demand for homes in Humboldt.

Stable Sales, Fewer New Listings

Home sales in Humboldt remained consistent with last year’s numbers, recording eight total residential sales in February—unchanged from February 2024. However, new listings took a notable dip, with only seven new properties hitting the market, marking a 42 year-over-year decrease. This decline in fresh inventory continues to put pressure on available housing options.

Declining Inventory and Supply Challenges

Inventory remains a key concern, with the total number of available homes dropping by 63 year-over-year. At the end of February, there were only 15 active listings in Humboldt. With limited new listings and high demand, the months of supply fell to just 1.88 months, a sharp contrast to the historical 10-year average.

Faster Market Activity

Properties are moving quickly, as the average days on market (DOM) fell to just 43 days. This represents a significant decrease in selling time compared to previous years, suggesting that well-priced homes are attracting buyers efficiently.

What This Means for Buyers and Sellers

For sellers: The combination of rising prices, low inventory, and fast-moving properties creates an ideal time to list. With limited competition, sellers can leverage strong demand to maximize their home’s value.

For buyers: Competitive market conditions mean acting quickly is essential. Buyers should be prepared with pre-approvals and work closely with a real estate professional to navigate limited inventory.

Looking Ahead

The Humboldt market remains strong, with prices trending upward and supply levels tightening. As we progress into spring, we’ll be watching to see if new listings increase to ease supply constraints or if this seller-favored market continues to drive prices higher.

If you’re thinking about buying or selling in Humboldt, now is the time to strategize. Reach out today to discuss your options in this evolving market
